We proudly began over 70 years ago in Guelph and as of 2023 we operate over fifty residential, commercial, and mixed-use buildings in Guelph and Cambridge providing tenancy to hundreds of tenants.
Job Description
We are hiring a full-time commercial property manager who should be comfortable working independently and as part of a team. The position is Monday to Friday 9 AM – 5 PM on-site and some minor travel to local sites is required, but mileage is provided.
Responsibilities include the following:
· Advertising and showing commercial properties, including creation of signage
· Financial analysis of commercial lease propositions and negotiating lease agreements and renewals
· Checking zoning regulations for possible tenancies and following up with applications for variances
· Managing commercial renewals, including market research
· Preparation of commercial leases, renewals, amendments, terminations, offers to lease, and other legal paperwork as required and consulting with legal counsel when necessary
· Tracking tenant permits to ensure completion
· Tracking, updating, and reviewing commercial insurance renewals
· Running and reviewing individual and corporate credit reports
· Retrieving building surveys, property plans, and other instruments from the land registry
· Getting quotes from vendors
· Reviewing invoices from vendors for accuracy and recoverable expenses
· Preparing capital expenditure projections
· Writing letters to tenants regarding tenancy issues and arranging appropriate follow-ups
· Reviewing insurance and certificates of vendors
· Other management and administrative tasks as required
Required skills:
· Experience and knowledge of the following:
o LTB forms and hearings
o Residential Tenancies Act, Commercial Tenancies Act, Privacy Act, and Guelph zoning and bylaws
o Reading individual and corporate credit reports
o Using the land registry to pull instruments
· Highly proficient in Microsoft Word and Excel
· Works well independently and within a team
· Able to work under high-pressure and make quick decisions
· Organized and efficient
· Strong command of the English language
· Very flexible and a problem-solver
Other Requirements:
· Owns their own vehicle
· Valid G Driver’s license
· College diploma or equivalent experience
Compensation
· Pay will be determined based on experience, ranging from $60,000 - $70,000
· Mileage paid per CRA yearly allowance
· $1,500 medical, dental, and optical package included
